Pre-Construction
During the pre-construction meeting, you are invited to sit down with your sales person to do a final review of your new home. Together, you will verify the placement of the home, review the blue prints, and find out what to expect during the building process. Once building permits and loan approval are cleared, construction can begin. Your sales representative will remain your primary contact throughout the process, but make sure you have contact information for Ninety Degree Construction as well. 

Foundation
The foundation is the concrete structure that supports your entire house. The time required to build a foundation varies depends on the city’s inspection codes and location.

Framing
The frame is the skeleton of your home. Windows and fireplaces are placed in the frame. This frame takes between one and two weeks.

Mechanicals
This is the phase where all of the internal construction begins. During this one week phase, air-conditioning, heating, ventilation, plumbing and electrical wiring are introduced to the structure. If you’ve opted for any special security systems, central vacuum, or pre-wiring for your stereo and entertainment centers, installation takes place at this point.

Finishes
This is the midway point of the building process. The finish is the skin of your home, including drywall, stucco, roofing, siding, concrete walls, driveway, and all major exterior and interior surfaces. All of these finishing touches really help your house start to look like a home. Countertops and cabinets are installed, the house is painted and stained. Tile/linoleum is laid in the kitchen and bath, and any additional plumbing and electrical projects come to completion.

Trim
All the color choices you have made are starting to pay off. During this two week phase, you will begin to recognize the home you designed and imagine the future you will create. During this time, we install faucets and sinks, light switches, towel bars, doorknobs and the other small hardware you’ll be using daily.

Final
Workers use this final week to install the flooring in the interest of protecting your carpets and hardwood from boots, nails and dust. Any minor adjustments take place now, like window screens, drywall and paint touchups. The house is given a thorough cleaning and is ready for a walk-through.

Final Walk-Through
After many weeks of hard work and patience, it’s time for the final walk-through with the building superintendent. You will be expected to write down any problems you may find with your new home and submit them to the superintendent for repair before your closing date.

Closing
At this point, you sign the closing papers with your mortgage company.
